Fees when buying property in Turkey: How much you need to budget

The dream of owning your own house or apartment in the Turkish sun is an attractive goal for many people. But in addition to the purchase price itself, there are various fees involved when purchasing property in Turkey, as in Germany, which you should definitely factor into your financing.

What fees are charged when buying property in Türkiye?

  • Real estate transfer tax: 4% of the property value declared in the TAPU office
  • Cadastral tax: Approximately 0.25% of the purchase price
  • Fee for entry in the land register: approx. 55 €
  • Notary fees: Approx. 340 €
  • Property Valuation Report: Approx. 720 € – 935 €
  • Capital costs: approx. €72 – €205 – depending on the type of transaction
  • Brokerage fee: 3% – 6% + VAT of the purchase price (to be paid by the buyer)
  • DASK Insurance: Mandatory earthquake insurance, approx. €50 per year (depending on the size of the property)   

Other possible costs:

  • Furnishing: If you buy the property unfurnished
  • Move: the costs vary or are waived entirely
  • Renovation: You may need to have renovations carried out on the property.
  • Taxes and fees for homeowners: Annual property tax, possible community fees, and personal consumption
