Real estate purchase and residence permit (IKAMET) in Turkey:
Important points:
Buying a property in Turkey and applying for a residence permit (IKAMET) are two separate processes and are not mutually dependent.
The following documents are required to apply for an IKAMET:
A passport valid for at least 60 days beyond the validity period of the IKAMET (translated and notarized)
Four biometric photos.
E-Devlet registration
electricity and/or water bill
proof of Turkish health insurance
Tapu, or notarized rental agreement
If applicable, pension certificate with apostille
Important:
Foreign citizens who wish to obtain Turkish citizenship through real estate purchases must invest at least USD 400,000 in a property from 2024. The previous minimum amount of USD 250,000 has been raised.
The minimum amount for the real estate Ikamet was also raised to 200,000 US dollars.
